Strict new rules for high-rise apartments on table

New high-rise apartments in Melbourne would be subject to strict new building rules under guidelines being considered by Victoria’s state architect.

The Australian Institute of Architects’ Victorian president, Peter Malatt, said the tough new design standards were crucial if Melbourne was to avoid ”future slums” lining the city’s streets.

Among the mandated rules for developers proposed under the Office of the Victorian Government Architect’s draft Better Apartment Design guidelines would be minimum ceiling heights of 2.7 metres.

10 fastest selling property suburbs in Australia according to RP Data

Prospective buyers have been locked in a frantic scramble for properties in Western Sydney as a new report confirmed that most of the country’s fastest selling properties are in the region.

Statistics from RP Data revealed that five out of the country’s 10 most popular housing markets are concentrated in Western Sydney, with a further two Sydney suburbs in other city regions making the list. The only other state to register a mention was WA with Coolbellup and Lynwood making the list.

Sanbano Apartments To Boost Gold Coast Prestige Market

The southern Gold Coast apartment market is about to get a boost with the limited release of luxury apartments in the $85 million Sanbano residential tower.

The Chinese-backed Marine Parade Holdings Pty Ltd is set to release to the 10 fully furnished, whole floor apartments.

The Sanbano apartments, at the corner of Marine Parade and Dutton Street in Coolangatta, are priced in excess of $2.7 million each.

Melbourne set to break more auction records

Last weekend was the first real test for the winter auction market following the lull in activity during the Queen’s Birthday holiday break.

The metro Melbourne market produced a healthy auction clearance rate of 73.8 per cent despite the high listing numbers for June, well ahead of the 67.9 per cent recorded over the same weekend last year.

Melbourne achieved robust clearance rates even with unprecedented numbers of auctions conducted at this time of the year. Last weekend 856 homes went under the hammer which was well above the 777 auctioned over the same weekend a year ago.

Residential Tenancies Act 2010 change provides clarity for property managers

Changes to section 100(1)(c) of the Residential Tenancies Act 2010 (NSW), which affects a tenant’s right to terminate a fixed-term agreement early without compensation to the landlord, are expected to commence on Friday, 4 July 2014.

Section 100(1)(c) of the Act currently allows the tenant to give a termination notice for a fixed-term agreement if the landlord has notified the tenant of their intention to sell the residential premises and did not disclose that proposed sale before entering into the residential tenancy agreement.

Unit block for Spit Rd after rare vacant plot in Mosman sells to developer.

In a rare sale a vacant block of land in Mosman has been snapped up by a developer for $2.67 million.

The site at 188 Spit Rd had development approval for the construction of nine apartments over five levels, plus one retail shop.

LJ Hooker Mosman agent Tim Abbott who sold the land with agent Michael Counihan said this was a rare sale.

The NBN and Strata Buildings

Considerable confusion remains about what is going to happen and when and this is not assisted by some of the announcements made in relation to the NBN.

Some support the NBN, on the basis that it is a government business enterprise and more likely to provide an equitable solution for all users than a commercial enterprise. Others remain sceptical about the NBN and are considering other options. There is doubt about how metropolitan connections can be priced equitably if there is significant leakage to the mobile and TPG fibre networks.

Melbourne city apartments have lightbulb moment

The City of Melbourne is offering owners’ corporations of city residential buildings up to $3000 to swap to low-energy lightbulbs and install solar panels as part of efforts to reduce carbon emissions and make the Victorian capital carbon-neutral by 2020.

The subsidy scheme aims to speed up adoption of the national Smart Blocks program that has to date seen 63 of the city’s 1262 residential apartment buildings replace halogen lights with lower-emitting LED lights and install solar generation in the common areas of their buildings.
